Icy-N-Spicy’s Miramar location is the brand’s second and largest build-out to date, adding dedicated party rooms alongside the retail and service floor. Because it was new construction, every system had to be planned into the build rather than retrofitted.
A fixed opening date doesn’t move for a technology build-out.

No existing infrastructure to work around — cabling and rack placement had to be planned into the build itself.
Added Complexity
Dedicated party rooms meant more coverage and more systems than the brand’s first location.
Multi-Trade Coordination
Every system had to be sequenced against the GC’s schedule and every other trade on site.
A second, larger location with added party rooms, built as new construction on a fixed opening timeline — requiring direct coordination with the GC and ownership throughout the build, not a retrofit into an existing space.
